Property for sale in Šavnik: a small town where rivers meet

Šavnik lies in the historic Drobnjak area of northern Montenegro. The town grew at the point where the Bukovica, the Šavnik and the Bijela rivers join, in a narrow green valley with steep wooded slopes on every side. It is one of the smallest towns in the country, with a quiet centre, a few streets of houses and the sound of water almost everywhere. Šavnik is part of the north region of Montenegro, the mountain heart of the country.

Listings here are few. Most are land, with commercial or residential property appearing from time to time. Buyers who look at Šavnik usually know what they want: space, silence and a base close to some of the wildest mountain country in the Balkans.

Mountains on both sides

To the north rises the Durmitor massif, with its peaks, glacial lakes and forests. To the east stretches Sinjajevina, a wide high plateau of grassland used for centuries as summer pasture. Shepherds still take their flocks up to the katuns, the seasonal mountain settlements, each summer. Villages around Šavnik sit on terraces above the rivers or on the edge of these plateaus, with stone and wooden houses, hay meadows and small orchards.

The landscape suits walkers, anglers and anyone who prefers a mountain road to a beach promenade. In winter the area is snowy and quiet; in summer it is green, cool and fresh when the coast is at its hottest.

Land for sale in Šavnik: what to check

Land in the mountains needs more homework than a flat in town. Before you buy a plot around Šavnik, check:

  • the planning status, to know whether the land can be built on or is agricultural;
  • year-round road access, since some village roads are hard to use in deep snow;
  • connections to electricity and water, or the cost of bringing them to the plot;
  • clear ownership and boundaries, which our agents can review with you before you sign.

Commercial property and houses

Commercial units in Šavnik are typically small premises in the town centre or buildings on the main road. Houses, when they come up, are often older family homes in the villages, many of them built of stone with a large garden or meadow around them. Getting to Šavnik

The town lies on the mountain road between Nikšić and Žabljak, so both are within reach by car. Žabljak, with its ski slopes and the gateway to the Durmitor National Park, is the nearest larger mountain town, while Nikšić offers the full services of a city. Podgorica and the coast are a longer drive through the mountains.

Šavnik is not a place for a quick holiday flat. It suits buyers who want a mountain house, a plot for a family retreat or a quiet base for exploring the north. Book a viewing and plan it outside the deepest snow, so you can walk the land and see its boundaries.
