Why Bar has more land than the rest of the coast

Bar is the largest municipality on the Montenegrin coast. Between the sea and the Rumija mountain range lies a broad belt of hills, olive groves and villages that is still only partly built. The town is connected to Podgorica by road through the Sozina tunnel and to Serbia by the railway, and its port is the largest in the country. For a buyer this means more choice, more varied plot sizes and a town that functions all year.

Areas to look at

Town of Bar and Šušanj

Plots for houses and small residential buildings in the built-up area, close to schools, shops and the seafront. Parcels here tend to be smaller and already have road access.

Stari Bar and the olive belt

Around the old town of Stari Bar, under Rumija, land often comes with old olive trees and stone terraces. Good for a family house with a garden, away from the summer crowds.

Sutomore, Čanj, Dobra Voda and Utjeha

Coastal villages north and south of the town. Plots on the slopes above the beaches are sought after for holiday houses and small guest houses.

Crmnica and the lake side

The inland part of the municipality, towards Virpazar and Lake Skadar, has vineyards, villages and larger rural parcels.

Checks that matter in Bar

Ask what the planning document allows, how the plot is reached and how far the connections are. With olive groves, ask whether trees need to be kept or moved. Check that the land register matches the boundaries on the ground.
