Where the villas in Budva are

Few villas stand in the centre of Budva. The town is densely built, so most detached homes with their own plot sit higher up: on the slopes above the coastal road, in Podmaine and Babin Do, or on the hills that run towards Bečići and Rafailovići. Further south, between Pržno, Sveti Stefan and Petrovac, the settlements are smaller and a villa can still have open land around it.

Plots here are often terraced. That shapes the house: several levels, retaining walls, steps between the garden and the front door. Access roads can be narrow, so check parking and the drive up before you decide.

Who buys a villa on the Budva Riviera

• Holiday home owners who want the beach within reach and some distance from the summer crowds.
• Families living here all year. Budva keeps its shops, schools and public offices open in winter, unlike many smaller resorts.
• Buyers with a large family or frequent guests. Some villas have separate floors or a self-contained guest apartment.

What to compare between listings

The selection runs from compact new builds to large stone houses with gardens, and asking prices cover a wide range. Compare the plot size, the year of construction, the walk to the nearest beach and the state of the paperwork. A few listings mention the sea in their title. Views differ from house to house, though, and are best judged on site.
